Final Homes Remain at Cherokee County Active Adult Community

New homes are in short supply at The Orchards Group’s Cherokee County active adult community, The Orchards of East Cherokee, as just four homes remain! The final four homes showcase the builder’s popular ranch condominium floor plans, which are priced from the $220,000s through the $250,000s. With construction on the last building of ranch condominiums already underway, all of the homes will be complete and homeowners moved-in by the end of December!

The final four homes feature a combination of the Ashewood, Charleston and Beaumont plans.

The Charleston plan is a two bedroom and two bathroom home that also has a flexible den space. This ranch condominium will be move-in ready in mid-November.

Featuring a screened porch perfect for enjoying the cooler fall weather, the Ashewood plan has two bedrooms and two bathrooms on the main level. The second level has an activities room with a full third bathroom. The Ashewood plan will be available in mid-October.

The final two homes showcase the Beaumont plan, a two bedroom and two bathroom plan. The first Beaumont plan will be available in mid-November, while the second home will be completed by the end of December.

The new homeowners at The Orchards of East Cherokee will be able to enjoy low-maintenance living, as all landscape and exterior building maintenance is taken care of. This will give them plenty of extra time to participate in the community’s active social scene, which includes a variety of resident events, activities and social clubs, as well as enjoy the many amenities available that perfectly complement the active adult lifestyle. Amenities at The Orchards of East Cherokee include a spacious clubhouse, which is complete with a gourmet kitchen, media room and fitness center. Outside, the community features a swimming pool and a relaxing waterfall plaza.

Home are Being Sold at Incredible Pace at The Orchards of East Cherokee

Active adults are snatching up the new homes in The Orchards Group’s northwestern metro Atlanta community, The Orchards of East Cherokee. Less than 20 of these award-winning, luxurious homes are still up for sale, and, if sales continue at the rate they are going right now, this premier active adult community could be sold out and completed as early as December.
Featuring two distinct villages with their own unique floor plans, The Orchards of East Cherokee sold 38 homes in 2013 and has sold 24 homes in the past five months alone, six of those in the only the past two weeks! At that rate, the community could be sold out in a matter of weeks rather than months.

This is a perfect example of the general rule that sales tend to pick up as an active adult community nears the final 10 to 15 percent of available homes. And that means that active adults looking for a beautiful and ideally-located place to live only have a little more time to buy their dream home in The Orchards of East Cherokee.

The community has 16 more ranch condominiums available that are priced from the $210,000s through the $270,000s. The Orchards Group takes great pride in its award winning two- or three-bedroom ranch-style homes, and it has decked each out with wide and inviting “rocking chair” front porches, vaulted ceilings, plenty of windows and activity suites with optional full baths over the attached two-car garages. Construction on the final three ranch condos will start in the next month and finish between August 2014 and January 2015.

Two single-family, detached homes priced in the low $300,000s also remain at The Orchards of East Cherokee. Buyers can move into one of the homes as soon they cross their T’s and dot their I’s, while the other home will be ready for move-in by mid-September. These stand-alone homes offer buyers the luxury of their own home site without any of the yard work to go along with it.

In addition, the community’s location in Cherokee County means that residents ages 62 and older are exempt from the school tax, resulting in a 70 percent discount on their taxes.

The community’s location near Lake Allatoona and Red Top Mountain State Park gives residents endless opportunities to fish and picnic surrounded by Georgia pines and the small foothills of the North Georgia Mountains. The nearby downtown areas of Alpharetta, Canton, Roswell and Woodstock provide wonderful shopping opportunities, such as the Outlet Shoppes at Atlanta in Woodstock.

And, when residents are done exploring the surrounding communities for the day, they can relax by the community pool, play cards at the clubhouse or keep in shape at the community fitness center.

For more information on remaining active adult homes at The Orchards of East Cherokee, contact the sales center at 770-345-5409, or visit www.OrchardsGroup.com.

The Orchards Group has Successful 2013 at Cherokee Community

Last year marked a record-breaking sales year for The Orchards Group, a metro Atlanta active adult builder. The success seen by the builder in 2013 can be traced back to both the outstanding homes that are offered and the brand name that The Orchards Group has created. Over the past 16 years, The Orchards Group has built and finished more active adult communities that any other builder in the area, a fact that the builder is very proud of.

The Orchards of East Cherokee provides its homeowners with a unique location that is not specifically in any one downtown area. The community is located in between four distinct towns, including historic Roswell, Canton, Alpharetta and downtown Woodstock. In addition, the new Outlet Shoppes at Atlanta are just minutes away from the community, providing residents with even more great shopping opportunities.

Homeowners residing at The Orchards of East Cherokee have the benefit of paying lower property taxes than those living in many nearby counties. Cherokee County taxes are very affordable for residents over the age of 62, as they receive a 70 percent discount on their taxes thanks to the school tax exemption. This tax break can ultimately lead to homeowners in Cherokee County saving thousands of dollars.

More than 100 of the community’s 140 total homes have been sold, with more than 30 homes being sold in 2013. Due to this quick sales pace, the builder expects this fantastic community to be sold out by the end of 2014.

The homes at The Orchards of East Cherokee are affordably priced from the low to mid $200,000s, and each home is a ranch condominium floor plan. All exterior building maintenance and landscape maintenance is taken care of for residents living in these homes, which allows them to spend more time enjoying the outstanding community amenities and living the true active adult lifestyle.

Prospective home buyers will find two model homes to tour at The Orchards of East Cherokee that are open seven days a week. For more information or to schedule a tour, contact the sales center by calling 770-345-5409 or visit www.OrchardsGroup.com.

Cobb County Homes Offer Organic Dining Nearby

When you think of Cobb County, you may not think of beautiful farms with rolling pastures, but that doesn't mean that healthy, organic food isn't available for you and your family. Whether cooking at home or enjoying a meal out, CobbCounty homes offer plenty of opportunities to enjoy organic food.

What exactly is "organic"? Organic refers to the way that farmers grow and process agricultural products such as meats, dairy products, grains, fruits and vegetables. During the growing process, farmers do not use conventional methods to control weeds, prevent disease or fertilize, instead they seek out other processes that are much more natural and a lot less harmful. Organic practices are also beneficial for reducing pollution and encourage soil and water conservation.

Bring the farm to your dining room table with organic grocery shopping. Organic sections in your local farmers market or grocery store are a great option, but don't forget about having fresh food delivered straight to your door. Nature's Garden delivered allows homeowners to receive a box of vegetables, fruits or other products without leaving the comfort of their home. You can choose how often you want your fresh, organic products to be delivered, and what you want to receive. This convenient service is available to homeowners residing in any of Traton's metro Atlanta communities, including residents of their CherokeeCounty new homes.

Want to enjoy organic food outside your home? Chicken and The Egg off of Whitlock Avenue features a full menu of Southern comfort food based heavily on the farm-to-table concept. If you're looking for fresh dining, you won't go wrong with this farmhouse-inspired restaurant.

The South is known for farming and agriculture, so why not take benefit from some of the best food in the country? With Traton Homes' gourmet kitchens, you will be perfectly equipped to create organic culinary delights that your whole family will enjoy.
