Home are Being Sold at Incredible Pace at The Orchards of East Cherokee

Active adults are snatching up the new homes in The Orchards Group’s northwestern metro Atlanta community, The Orchards of East Cherokee. Less than 20 of these award-winning, luxurious homes are still up for sale, and, if sales continue at the rate they are going right now, this premier active adult community could be sold out and completed as early as December.
Featuring two distinct villages with their own unique floor plans, The Orchards of East Cherokee sold 38 homes in 2013 and has sold 24 homes in the past five months alone, six of those in the only the past two weeks! At that rate, the community could be sold out in a matter of weeks rather than months.

This is a perfect example of the general rule that sales tend to pick up as an active adult community nears the final 10 to 15 percent of available homes. And that means that active adults looking for a beautiful and ideally-located place to live only have a little more time to buy their dream home in The Orchards of East Cherokee.

The community has 16 more ranch condominiums available that are priced from the $210,000s through the $270,000s. The Orchards Group takes great pride in its award winning two- or three-bedroom ranch-style homes, and it has decked each out with wide and inviting “rocking chair” front porches, vaulted ceilings, plenty of windows and activity suites with optional full baths over the attached two-car garages. Construction on the final three ranch condos will start in the next month and finish between August 2014 and January 2015.

Two single-family, detached homes priced in the low $300,000s also remain at The Orchards of East Cherokee. Buyers can move into one of the homes as soon they cross their T’s and dot their I’s, while the other home will be ready for move-in by mid-September. These stand-alone homes offer buyers the luxury of their own home site without any of the yard work to go along with it.

In addition, the community’s location in Cherokee County means that residents ages 62 and older are exempt from the school tax, resulting in a 70 percent discount on their taxes.

The community’s location near Lake Allatoona and Red Top Mountain State Park gives residents endless opportunities to fish and picnic surrounded by Georgia pines and the small foothills of the North Georgia Mountains. The nearby downtown areas of Alpharetta, Canton, Roswell and Woodstock provide wonderful shopping opportunities, such as the Outlet Shoppes at Atlanta in Woodstock.

And, when residents are done exploring the surrounding communities for the day, they can relax by the community pool, play cards at the clubhouse or keep in shape at the community fitness center.
