The Orchards Group to Lay Streets at The Orchards of Stoney Point in Forsyth

Active adults looking to buy at The Orchards of Stoney Point in Forsyth County during the community’s pre-grand opening deposit program will soon be able to walk the home sites with builders. By the end of July, The Orchards Group, one of Atlanta’s premier active adult builders, expects the community to move into the land development and road installation phase of construction, meaning the builder will start building streets and marking out specific home sites on the community property.

The community’s already hugely successful pre-grand opening deposit program started just eight weeks ago and allows home buyers to reserve their lot and floor plan before the community officially opens. When the roads are laid, home buyers participating in the program will have an even better view of the site of their future dream home.

The Orchards of Stoney Point is the 16th community built and developed by The Orchards Group, a surefire indication that The Orchards Group’s stunning homes and varied amenities are widely popular with active adults. The 130 planned homes in The Orchards of Stoney Point will be split between 64 ranch condominiums from the builder’s Arbors home collection and 66 Southern Heritage ranch condominiums.

The Arbors collection consists of five different elegant villa townhome floor plans, each with master retreats on the main level, two car garages and two to three bedrooms, as well as optional skylights. The Southern Heritage Collection’s four floor plans feature two bedrooms, an above-garage activities suite with third full bath, dens, breakfast nooks and gracious nine and 10-foot ceilings. All homes come with screened porches and optional sunrooms and are priced from the $270,000s to the $380,000s.

Residents of The Orchards of Stoney Point will be able to enjoy the large outdoor pool and community clubhouse, with its exercise room, elegant kitchen, grand fireplace, game tables and flat-screen TV with enhanced audio. Nearby attractions in Forsyth include Lake Lanier, Sawnee Mountain Preserve, Stone Mountain, Chattahoochee River Park, South Forsyth Library, The Collection at Forsyth and the Cobb Energy Performing Arts Center and several lush golf courses. The new Northside Hospital Forsyth is also close.

Home are Being Sold at Incredible Pace at The Orchards of East Cherokee

Active adults are snatching up the new homes in The Orchards Group’s northwestern metro Atlanta community, The Orchards of East Cherokee. Less than 20 of these award-winning, luxurious homes are still up for sale, and, if sales continue at the rate they are going right now, this premier active adult community could be sold out and completed as early as December.
Featuring two distinct villages with their own unique floor plans, The Orchards of East Cherokee sold 38 homes in 2013 and has sold 24 homes in the past five months alone, six of those in the only the past two weeks! At that rate, the community could be sold out in a matter of weeks rather than months.

This is a perfect example of the general rule that sales tend to pick up as an active adult community nears the final 10 to 15 percent of available homes. And that means that active adults looking for a beautiful and ideally-located place to live only have a little more time to buy their dream home in The Orchards of East Cherokee.

The community has 16 more ranch condominiums available that are priced from the $210,000s through the $270,000s. The Orchards Group takes great pride in its award winning two- or three-bedroom ranch-style homes, and it has decked each out with wide and inviting “rocking chair” front porches, vaulted ceilings, plenty of windows and activity suites with optional full baths over the attached two-car garages. Construction on the final three ranch condos will start in the next month and finish between August 2014 and January 2015.

Two single-family, detached homes priced in the low $300,000s also remain at The Orchards of East Cherokee. Buyers can move into one of the homes as soon they cross their T’s and dot their I’s, while the other home will be ready for move-in by mid-September. These stand-alone homes offer buyers the luxury of their own home site without any of the yard work to go along with it.

In addition, the community’s location in Cherokee County means that residents ages 62 and older are exempt from the school tax, resulting in a 70 percent discount on their taxes.

The community’s location near Lake Allatoona and Red Top Mountain State Park gives residents endless opportunities to fish and picnic surrounded by Georgia pines and the small foothills of the North Georgia Mountains. The nearby downtown areas of Alpharetta, Canton, Roswell and Woodstock provide wonderful shopping opportunities, such as the Outlet Shoppes at Atlanta in Woodstock.

And, when residents are done exploring the surrounding communities for the day, they can relax by the community pool, play cards at the clubhouse or keep in shape at the community fitness center.

Brighten Up Your Home with These Spring Cleaning Tips from Smith Douglas Communities

Spring has officially arrived in metro Atlanta, making now the perfect time to get your home in tip-top shape! Smith Douglas Communities, a new home builder in metro Atlanta, has compiled this great list of tips to help you clean the often overlooked areas of your home:

1.       Wait to wash your windows on a cloudy day. If it’s too sunny, the cleaner can dry too quickly and leave your windows streaky.
2.       To clean up the mess in your microwave that weeks of reheating food can leave, heat a bowl of vinegar and water inside for about 10 minutes. Then, wipe down the inside of the microwave for a sparkling clean finish.
3.       To refresh a hard working washing machine, run it without clothing or other items inside with bleach. Then, run it a second time with vinegar for a sparkling clean machine!
4.       Refrigerators accumulate dust just like any other item in your home. The condenser coils, which are usually located in the back of your refrigerator or behind the toe grill, can collect too much dust, causing them to overheat. Clean the coils with your vacuum cleaner attachments or a long-handled bottle brush.
5.       If your coffee cups have built up brown stains after years of use, don’t get rid of them. Instead, wet the cup, sprinkle on baking soda and mix them together to form a paste. Continue to rub the paste to allow it to release the stains, then rinse and wash the cups as usual.
6.       If your stove burners have blackened after lots of use, don’t waste your time and energy scrubbing them. Instead, place them in large zip-lock bags and add enough diluted ammonia to immerse them. Be sure to wear gloves to protect your hands when you are handling the ammonia. Set the bags outside overnight to keep the smell outdoors, and then rinse them in the morning.
7.       Although you regularly change your sheets, have you ever thought about cleaning your mattress? Mix baking soda with lavender oil and spread it all over your mattress. Wait an hour and then vacuum the baking soda up. Your mattress will be like new, and it will smell heavenly when you lay down for bed!
8.       Don’t try to dust your lampshades with feather dusters or damp cloths. Instead, just rub a lint roller across it. It will easily pick up all of the dust without spreading it around or damaging your lamp shade.
9.       Cabinets and baseboards can be a chore to clean in any home, no matter how big or small it is. Use a sponge or sponge map and dishwashing soap to scrub them clean, and then dry the insides with a clean cloth.
1.   If your ceiling fan is caked in dust, take an old pillowcase and slip it around the fan blades. Rub it back and forth until it has collected all of the dust, and then toss the pillow case in the laundry.

If you are searching for a new home in metro Atlanta, then Smith Douglas Communities has a wide variety of homes to choose from.
